Ten of the twenty six lots will sell absolute to the highest bidder and the remaining 16 lots will be sold by confirmation from the Seller. REAL ESTATE TERMS: The successful high bidder on this property will be required to sign the Real Estate Sales Contract, Terms & Conditions and any other documents needed, immediately upon conclusion of the bidding and will make an earnest money deposit of ten percent (10%) of the sales price.
A ten percent (10%) buyer’s premium will be added to the high bid to establish the total sales price. An additional $1,000.00 per lot will be added to buyers closing fees to offset the developers cost for installation of water and sewer. US currency cash or approved check. The balance is to be paid in full at the deed closing within 30 days by Jefferson Title at 865-397-9428 Tracy Monroe. Current taxes will be prorated at on the day of closing. Seller has paid surveyor Billy Knight to survey all lots. ALL lots will have the corners marked and flagged for Buyers benefit at no cost to the Buyer.
